Spektrum Tower Warsaw

22.03.2017 — The tenants of this building not only enjoy a magnificent view of Warsaw’s inner city but also benefit from the all-round service package provided by Dussmann Poland who are responsible for integrated facility management (IFM) at this property.

The former Telekom Polska building was acquired by a new owner in January 2015 who has undertaken to renovate the 35-floor facility. Numerous small and medium-sized enterprises are located here as are giants such as Westwing and Halliburton. There is no finer business address in Poland’s capital—right in the center of Warsaw at the heart of the business quarter behind the cultural palace. In numbers: 122 meters high, 35 floors with a rental area of 28,000 square meters over 28 floors. The lower f loors accommodate The 3rd Floor Canteen, a fitness studio which is open around the clock and a private policlinic. There are garden terraces on several floors. A further advantage of this location: 314 parking spaces which represent one of the highest parking quotas in Warsaw. Following renovation, the Spektrum Tower 2015 was awarded BREEAM certification rating “very good”. This confirms the sustainability grade of the building following inspection of aspects such as energy efficiency, the materials used and operative, water and waste management.

The IFM concept

A modern facility management system is applied at the Spektrum Tower. Dussmann Poland provides all of the facility services (see box, p. 40) and keeps the wheels in the building turning; from electrical supply and CCTV to elevators and sprinklers to cabling and air conditioning, Dussmann Poland maintains all technical systems. The owner initially outsourced only cleaning services but stepby- step, Dussmann managing director, Waldemar Tamborski, convinced the client to adopt the integrated facility management approach. “There are only a few FM providers on the Polish market who are able to provide the whole range of facility services including catering. We can, and it has resulted in our workforce growing to a current 3,000” reports Tamborski. In addition, around 90 percent of tenants use Dussmann services in their office premises. Tadeusz Sztop, technical director at Dussmann Poland, describes the concept: “They need our support to meet a variety of challenges and we deliver flexible and reasonably priced solutions”.

The keeper of the tower’s secrets: the technical Supervisor

Jarosław Kozak is the technical supervisor. He is initiated into all of the tower’s secrets and coordinates technical systems. Each day, he determines the team’s priorities: which inspections are due today? Are there issues which need to be addressed immediately? Are repairs due? When the building owner has a question, Kozak’s mobile phone rings. At the moment, he is talking to two technicians Paweł Polak and Wojciech Przygoda on the lowest f loor of the building: f loor –5, in the control room for the facility’s hydrants and around 3,000 sprinklers. An emergency power generator ensures that there are no outages of the tower’s security systems and the generator is protected by an FM 200 fire extinguishing system. In the case of fire, gas is released which withdraws heat. As a result, temperatures drop below the level necessary for combustion to continue.

The 3rd Floor Canteen— by Dussmann

Kitchen manager Damian Socha and his team cater to 100 diners every day. Dussmann Poland was responsible for the stylish interior decoration, the comfortable furniture and the free WiFi which attracts additional guests. At lunch, there is a choice of first-class meals, some of which are prepared in front of the guest. And the team regularly comes up with new ideas such as typical Polish Christmas specialties to take home or samples served around the building.

A happy tenant

Robert Kruszyna, office manager of the American Chamber of Commerce in Poland welcomes around 100 guests to the offices on the 16th floor each week. Rooms are full of references to the USA: flags, photos, drawings, New York’s skyline. The chamber’s members—currently 300—meet here to discuss mutual concerns and to network. The independent non-profit organization describes itself as “the leading voice for international investors in Poland”. Like most tenants, Kruszyna uses the services provided by Dussmann and is “very happy” with them. Dussmann operatives are punctual and carry out their work before or after office times, he says. He praises the team for the good coordination of cleaning times with visiting times.
